Euroresales Property iD – 9826003
One of the positives of this, so far chaotic 2020, is that it has created a whole new world of opportunity for anyone with the ambition and vision to see it.
That is precisely what is on offer here with this beautiful 3-bedroom property in the glorious Bram region of Southern France. The property features include, among many others, ensuite bedrooms, beamed kitchen, utility area, air-conditioning, lush garden area, garage, private swimming pool and a stunning terrace area on which to breathe in the glorious surroundings. The 3 bedroom house is where the current owner resides but this amazing place also four separate gites that have been used as guesthouses, to huge success, for the past ten years.
This property not only offers buyers a wonderful, spacious and comfortable place to live but it has also been run as a hugely successful holiday rental business , making this not only a wonderful chance to live out a dream life of luxury but also make an exciting venture into the South of France’s ever-growing holiday rental market.
Le Domaine Gabachou, an 18th century farmhouse that houses four beautiful gites (self-catering accommodation near Carcassonne), is situated on the tree-lined banks of the famous Canal du Midi. Guests are free to enjoy the 3-acre shared garden and swimming pool. Rolling fields and acres of vineyards punctuate the surrounding countryside, in the heart of the Languedoc, and yet the property is just a 20 minute drive from the unique walled ‘Cite’ of Carcassonne. Explore Cathar Castles, Les Montagnes Noires, medieval hilltop towns and colourful markets, all within easy reach.
Domaine Le Gabachou offers a choice of four comfortable and well-presented self-catering gites. From the largest which offers the flexibility of three bedrooms, two bathrooms and a large family kitchen, to the smallest gite perfect for a couple seeking peace and quiet with its own courtyard. Freshly laundered, quality linen is provided each week of your stay. Each gite has free Wifi access, and Freesat television. The accommodation all opens onto a communal space where you are invited to sit, eat, drink and enjoy the garden from beneath a canopy of shady chestnut trees.
Le Gabachou offers guests a large shared garden filled with mature trees and a relaxing heated pool with sun loungers – perfect for topping up on your tan. The garden tumbles down to the beautiful Canal du Midi, which you can walk or cycle (we have bikes you can use) along the footpath under a panoply of plane trees. We also offer a small canal boat that you can hire for a morning or day and two classic MGB motor cars that you can take out for a romantic drive through the vines.
As mentioned, the place is run as a business and the owner has all the relevant figures for revenue, expenses etc. and is happy to make them available to seriously interested potential purchasers.
When such brilliant facilities are combined with picturesque surroundings it is little wonder that Le Gabachou, which this property is known as, has received many glowing reviews that can be found on TripAdvisor, booking.com and google reviews.

About the area
The Domaine le Gabachou is just minutes away from Bram, a large village resting on the banks of the Canal du Midi, close to the world famous cite of Carcassonne. Bram holds a weekly market on Wednesday mornings, a lively affair where you can buy local cheeses, charcuterie, vegetables and other regional produce. Bram is well served in the centre village by a grocery store, delicatessen, two boulangeries and two bars, banks, a post office and other commerce. There is also a GP practice in Bram should you need medical attention. A train station serves Carcassonne and Toulouse. On the edge of Bram there is a large Carrefour supermarket with petrol station adjacent to the A61 motorway junction.
The area of France in which the property is located is known as l’Aude, a department within the region of Occitanie (formerly Languedoc Roussillon). it is steeped in Cathar history – a religious group who came to France from Persia around the 11th century. Pope innocent iii called for a formal Crusade against the Cathars in the Languedoc region, and Bram fell in 1210. Although there is little left in Bram from this period, its street layout still preserves the pattern of ‘circulade’ – a circular village.
Many Cathar ruins and abbeys can be found close to Bram, from Saissac to Lastours, Fontfroide, and of course Carcassonne. Well worth a visit to any or all of these whilst staying at Le Gabachou.
if you fancy a longer trip out and about there are many places to go by car or train. For example, you can take a train from Carcassonne into Spain and have tapas for lunch in Barcelona! A trip into the Pyrenees for a stunning drive as you crisscross to the top of mountains with incredible views from what seems to be the ‘top of the world’. A drive or train into Toulouse, for some city shopping or visiting its Aeronautique or Space museums. Or Albi, with its amazing cathedral and museum dedicated to Toulouse Lautrec. Le Gabachou is ideally placed to visit a wide range of diverse landscape, culture and experiences.
